Apartments, condominiums, HOAs, and mixed-use communities
Multifamily parking management that protects resident access.

Turn parking into a reason residents choose to stay. Vert creates a seamless parking experience that reduces daily friction, lightens the workload for property teams, and makes residential communities easier to live in and manage.
Why residential teams choose Vert.
A resident-facing experience that looks like your community.
Use the property’s logo, colors, communications, and dedicated subdomain so residents know they are interacting with their community—not an unfamiliar third-party parking company.
Management and enforcement share the same record.
Permits, guests, assignments, plate scans, notices, violation history, and dispute records stay connected rather than being handed between separate vendors.
Mobile LPR without specialized camera infrastructure.
Run mobile LPR on compatible phones, on foot or by vehicle. Properties can begin without installing fixed or dedicated vehicle-mounted LPR cameras.
Less routine administration.
Resident self-service and current shared records reduce the need for manual guest lists, vehicle-change emails, paper permits, and repeated spreadsheet reconciliation.
Rules that fit each community.
Configure different parking products, zones, time limits, vehicle caps, guest policies, assignments, and escalation steps by property or user type.
Short-term rental and unapproved-vehicle controls.
Flag vehicles that are absent from the current resident, guest, or approved-vehicle records and review repeated activity against the community’s policy.
Parking should support the resident experience—not consume the onsite team.
When permits live in one system, guest lists in another, and patrols rely on printed reports, even a reasonable policy becomes difficult to administer. Residents wait for simple changes. Teams spend time checking spreadsheets. Unauthorized or out-of-policy vehicles occupy limited spaces while complaints become the operating system.
Vert creates one current source of parking permission. Residents can handle routine updates themselves, property teams control the rules, and authorized patrols can check vehicle status against the same record in the field.
Keep resident spaces available. Connect resident vehicle records, permit status, assigned spaces, visitor permissions, and mobile LPR checks so teams can identify vehicles that do not match the configured policy.
Give residents useful self-service. Let approved residents apply for parking, register or update vehicles, upload required documentation, choose an active vehicle where permitted, and add guests without waiting for office hours.
Apply rules consistently. Configure vehicle limits, visitor duration, time restrictions, zones, assigned parking, and escalation paths once, then use current records throughout the workflow.

Branded Resident Portal
Residents interact directly with your community’s brand and website subdomain—not a third-party parking app—creating trust, clarity, and a more polished experience.
A Connected Modern Platform
Digital resident permits
Replace paper lists, stickers, and disconnected spreadsheets with parking permissions tied to current resident and vehicle records. Configure start and end dates around move-ins, move-outs, leases, or association rules.
Guest and visitor parking
Let residents register a guest in advance or on arrival. Set the number of guests, eligible areas, frequency, duration, blackout periods, and other rules that match the community’s policy.
Assigned parking management
Centralize numbered, reserved, accessible, or household-assigned spaces so residents know where they may park and teams can see the current assignment.
Multiple vehicles per household
Define how many vehicles a resident may register and, when the policy allows, let the resident select which vehicle is associated with an active permission.
Mixed-use business portals
Give residential and commercial users distinct permissions and workflows. Residents can manage household vehicles and guests, while ground-floor businesses can manage employees, customer validations, or other approved parking products without taking over the residential program.
Optional paid parking and excess-capacity use
Create hourly, daily, event, or monthly parking to turn underutilized parking into incremental revenue. The property controls inventory, pricing, dates, and rules.
The process. Build a parking program residents can understand and teams can operate.
Step/01
Define the parking policy and onboard the community.
Configure parking rules for the community, including the number of vehicles allowed, guest limits, assigned spaces, permit dates, required documents, and more. The Vert team will then handle importing existing resident data and creating your interactive map.
Step/02
Let residents manage routine changes.
Residents use a community-branded portal to register vehicles and guests, upload required information, and make changes. Updates automatically synchronize across the system.
Step/03
Check plates with mobile license plate recognition.
Use a compatible Apple or Android phone on foot or from a patrol vehicle. Vert reads a plate and checks it against current permit, assignment, and guest records.
Step/04
Resolve according to community policy.
When an unauthorized vehicle is flagged, teams can review prior violation history, issue a digital warning or fine, print an onsite notice through supported Zebra hardware, or initiate a tow.
